Pricing is based on the number of homes, the area of town and neighborhood in which the homes are located as well as the rental amount.

1. MANAGEMENT - Superior property management in Memphis includes all tenant relations, rent collections, maintenance supervision, market analysis, tenant lease performance enforcement up to and including legal prosecution, and rental rate increases, and lease renewals.
2. UNIT LEASING – Showing property to interested parties, applicant qualifying (credit processing, income verification, references), lease execution, move-in inspection, resident introduction to property equipment operation, and deposit processing into escrow.
3. MARKETING – Our marketing program is second to none. Property yard signs, strong internet marketing, Craigslist, Back Page, MLS, Realtor.com, Commercialappeal.com, Facebook, Twitter, Blogger, YouTube, to name a few. Plus local Realtor and local corporate referrals. The placement fee pays ALL advertising costs.
4. BOOKKEEPING – We use a state of the art, online accounting system that gives you as owners a 24/7 access to any and all information that has to do with your investments. You can see at any time when a tenant makes a payment and if a request of any kind has been made for maintenance. Reports are available at any time to check and see what your statement will reflect. In a nutshell you can see your money and know what’s coming before we even cut the check. We also offer direct deposit to any bank within the continental United States AT NO ADDITIONAL CHARGE – this is included as part of management services
5. MANAGEMENT CONTRACT – One year in length, renewing annually, with cancellation rights by either party with a 30 day written notice. AT ANY TIME, after the initial ninety days, if SPM has already leased the property, the cancellation fee would equal the management fee that would have been earned for the balance of the lease SPM secured. If the property is vacant when the contract is cancelled, there are NO cancellation charges. We offer a 60 day guarantee. If we cannot rent a home is 60 days are less you can cancel your contract on a one minute notice.
6. PROPERTY SALES - As a licensed real estate broker, we can negotiate the sale as the Owner’s Agent should the resident secured by SPM desire to purchase the property.
COST: 6% of the gross negotiated sales price
Should the owner desire the property to be listed and marketed to the general public for sale, we have several local licensed Realtors on staff which could assist in the sale of the property.
7. MAINTENANCE SERVICE – We have a maintenance director on payroll and available each and every day. They will coordinate any and all general maintenance repairs plus plumbing, electric, heating & air-conditioning or any other needs by Licensed and insured contractors.
8. MARKET READY SERVICE - We maintain a group of suppliers, contractors and subcontractors, ready to perform cleaning, carpet shampooing, painting, carpet/vinyl replacement, mini-blinds installation, wallpaper repair, lawn and pool care. Competitive prices are obtained through a bidding process and through our discounted pricing due to our company’s volume.
9. EXPENSE LIMITATIONS – Excluding emergencies, ALL maintenance and market ready services are subject to the owner’s pre-authorized, spending limitations. The owner’s approval must be obtained prior to any incurring expense.
10. MORTGAGE PAYMENTS – ALL mortgage payments will be the owner’s responsibility. Because management cannot forecast the timing of rent receipts or whether said payments will clear, funds may not be available for timely mortgage payments. Because any late mortgage payment may adversely affect the owner’s credit history, management cannot accept the responsibility for the payments.
11. RESERVE ACCOUNT - $500 per investor NOT per house is required; all rents are deposited in an owner’s trust account where they are available during the month for payment of property expenses. On the 15th of the current month (we do NOT hold funds for 30 days), the balance, after expenses, is paid to the owner.
12. YEAR-END/TAX REPORTING – Prior to the end of January, our software system will automatically prepare the owner’s 1099 form indicating gross receipts for the prior year along with a income statement for each property detailing all income and expenses for the prior year
